Rental Terms and Conditions

Thank you for booking your vacation rental from Flip Flop Vacation Rental Services.

 

PAYMENTS


1) Full Payment is due immediately after invoice is sent. Unless we spoke about a payment plan. If a payment plan is setup a $300 non refundable deposit is required. This will not be refunded for any reason and will come off the total amount due.

You must declare upon booking if the majority in your group are between the ages of 18-25 and list the age of the oldest member of your group. Depending on the Resort’s rules for occupancy we may not be able to accept your reservation request for this property.

Generally, the Refundable Security Deposit is $300 but in the case of beach houses or larger condos the amount will be higher. Refunds are made 14-21 days after a satisfactory check out.

Rental Rates: The total of the rental rate, fees and taxes that was agreed to on the website via email, Invoice, or phone is not subject to change due to any future increase or decrease in our published rates.


Pet Policy: (If applicable to you)

If you are bringing your pet prior arrangements must have been made in writing and we must be notified before booking. If you are staying in a pet friendly resort some have registration fees payable to the front office upon check in.

We prefer the pet be crated when left in the condo alone, but this is not an absolute requirement. Please walk your dog in an area that is not used by humans and pick up after them. Failure to do so will result in a $100 charge. By City Ordinance dogs are not allowed on Panama City Beaches at any time. If you bring a pet to a non-pet friendly resort, we will support the onsite management’s decision to evict, and no refunds will be given.

Security and Belongings: It is the renter’s and all of their guest’s responsibility to secure their valuables inside the condo, in their vehicles, or while on/in any of the condo common grounds, buildings and the beach.

Maintenance Procedure: Please notify Flip Flop Vacation Rental Services directly.

Services & Supplies:
You will be provided with startup supplies of trash bag, toilet paper and bath soaps in the condo at check in. All additional supplies are your responsibility including cleaning supplies you may want to have available during your stay.

Towels must not be taken to the pool or to the beach. Please bring your own beach towels for that purpose.

General Rules:
There are no lifeguards on the Beach or around the pools; swimming is at your own risk. Please read the rules posted on the beach for the flag warning system and abide by them.

Balcony Rules please observe violators may be evicted. Hanging clothes towels on railings from balconies or throwing anything off a balcony are violations of Florida laws and could result in eviction and forfeiture of all rent.

Eviction and Early Check Out: No refunds of rent or deposit will be granted for evictions or early check out for all or part of or your group for any reason. We will support the onsite management if they must evict you for damages or excessive noise after quite hours or for any other reason.

Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in and subject to eviction.

Check-in & Check-out:
Check In: We try to get you started on your vacation as early as possible. Check in time is 4pm CST. We cannot guarantee an earlier check in during busy season.

We do not allow you to drop your belongings off before check in time.

We will not be responsible for personal belongings left in the condo.

Check Out: Please read and follow the checkout instructions in the final email confirmation email and in your condo.

Cancellations:
1) The initial non-refundable rent down payment will not be refunded for any reason.
2) If enough notice (before 45   days prior to check in) is given to allow us to rebook your reservation a refund of the total amount paid less the non-refundable deposit granted.
3) We cannot be responsible for “Acts of God” and weather-related conditions. We will not refund deposits or payments for cancellations due to “Acts of God” and weather-related events. If the Panama City Beach area or the complex is not open for business during the entire period of your reservation, we will attempt to reschedule your visit during the following two months (60 days) after your scheduled check in date subject to availability.
4) MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in

5) Please refer to the cancellation policy. It’s for the same for all units. 


Release of Liability:

By clicking you are agreeing to all rental terms and conditions set forth and do agree to release all liability from you and all persons or guests in your group and their heirs or estates to Flip Flop Vacation Rental services, it’s owners, it’s business associates, the individual property owner, their heirs and estates for both personal and business interests, for any and all liability resulting from the use of the property rented as described in these agreements including the common area property and facilities, the beach and the Gulf of Mexico.

Written Exceptions – Any exceptions to the above policies must be approved in writing in advance.
